How to compare renovation quotations in Singapore, line by line

Three quotations for the same flat can differ by S$5,000 or more, and the cheapest one is often cheapest because something is missing. Here is a method you can do yourself in an evening.

1. Put every quotation into the same list of items

Quotations are written in each firm's own order and wording. Make one list of work items (hacking, masonry, tiling, waterproofing, carpentry, electrical, plumbing, painting, ceiling, glass, disposal, cleaning) and copy each firm's price into the right row. Where a firm gives one "package" price, write it once and mark the other rows as "inside package".

2. Compare quantities, not just prices

A tiling line means little without the area in m² and the tile allowance per m². Carpentry means little without the length in feet run and the material. If one quote says "kitchen cabinets S$3,600" and another says "14 ft top + bottom, plywood carcass, S$4,200", only the second can be compared. Ask the first for the missing quantities.

3. Look for the lines that are missing

An item that one firm includes and another omits is not a saving; it usually comes back later as a variation order.

4. Read the payment terms as carefully as the prices

5. Check the basics for HDB flats

6. Turn the gaps into questions

Write one short message per firm listing exactly what is missing or unclear. Firms that answer clearly and in writing are easier to hold to their quote.
